What a Single-Configuration Community Buys You
Most large projects hedge with a spread - 1, 2, 3, 4 BHK - which mixes investor-heavy small stock with family stock. Assetz Hoskote's reported plan is the opposite: every one of the ~800 homes* is a 3 BHK, in three size variants. That typically produces a homogeneous, family-first resident profile, more consistent per-sq.ft. pricing across the community, and a resale market where your unit competes on floor and view rather than configuration.
The three reported variants: 1,668 sq.ft.* from the quoted ₹1.84 Cr* base; 1,831 sq.ft.* at an interpolated ~₹2.02 Cr*; and 1,849 sq.ft.* up to the quoted ₹2.22 Cr* base ceiling - all at a reported ~73.5% carpet efficiency. Note that other marketing sites quote different ranges (1,608-1,790 or even 1,850-2,200 sq.ft.), a conflict that will only settle at RERA registration.
The Budget Reality Check
The most detailed independent review reports all-in costs at 18-25% above base - GST, stamp duty, registration, parking, corpus, and club charges. On a ₹1.84 Cr* base, plan for roughly ₹2.2-2.3 Cr* all-in; on the top variant, closer to ₹2.65-2.75 Cr*. Possession is reported around December 2030 - a 4+ year horizon that suits end-users planning ahead and patient investors, not short-term flippers.
Our Recommendation
If the quoted numbers matter most, anchor on the 1,668 sq.ft.* variant - it carries the corridor's cleanest published figure. Families wanting wider proportions should shortlist the two larger variants and verify their exact sizes at launch, since sources currently disagree. Whichever you lean toward, the reported non-binding ₹5 Lakh EOI is the low-risk way to hold priority until RERA registration puts real numbers on the table.
